Performing regular maintenance on your HVAC systems is an investment – the more you put into it, the more you can expect to get out of it.  It costs very little yet the payoff is monumental, especially when compared to the costs you may be forced to deal with otherwise.  You will gain much more out of your unit in the long run, namely in these key areas- lifespan, performance, cost-effectiveness, and keeping your building comfortable.

Current commercial HVAC units can last from from ten to fifteen years.  Usage over the years, your location’s climate, and the quality of the machine itself all play a role in how long you can expect your system to last.  But so does whether or not it was properly installed and how well maintained it is.  If you wait until issues arise to perform corrective repairs, rather than regularly conducting preventative HVAC maintenance, you may find yourself having to replace it instead.

During those ten to fifteen years you will want the quality of your unit’s performance to remain consistent.  If your unit undergoes inspection, cleaning, and testing regularly rather than as needed it will always run at optimal efficiency because even the slightest potential mishap can be caught early on and rectified immediately.  This is especially important when you consider the fact that each component within an HVAC system is going to directly influence the performance of other components.  In other words, when one component is not working properly then others are bound to struggle or worse, malfunction completely.  It is easier to address one minor weak spot now than a surprise breakdown of the entire system in the future.

A commercial HVAC unit is relatively similar to the units that are installed in residential buildings.  The primary difference, and the reason why commercial systems are much more sophisticated and elaborate, is because they need to create a tolerable atmosphere for more people.  Every employee, customer, and client in your building wants to be able to stay warm during the winter and cool during the summer.  Having a comfortable building will also contribute to employee morale, which in turn contributes to productivity and work performance.

As tempting as it may be to prioritize one or the other, temperature and air quality are much like the components of your HVAC unit.  If one is not working properly then none are working properly.  For example, your furnace will be inactive during the summer.  While it is idle copious amounts of dust and dirt will collect inside.  The accumulated filth will be blown out into the building any time you turn the fans on.  Whatever remains untouched will stay trapped in the furnace, both interfering with its ability to function and causing your entire building to smell like melting plastic. 

Convenient and Manageable

To stay in control of your building and keep it in prime condition, you will need to do the same for your HVAC unit.  It is unreasonable to expect HVAC units to take care of us if we do not take care of them.  Preventative HVAC maintenance is simple and cost-effective.  Further, preventative maintenance work happens on your schedule.  Breakdowns, however, can happen at any given moment while a neglected unit is operating, and repair work is rarely if ever immediate.
